Our residential division is poised for expansion with the introduction of “specialty services” adapted for today’s challenging market. Our
Team Management Program allows talented leaders to build a business within a business, by utilizing our proven systems and proprietary services. Each Team Leader runs a Team Profit Center (TPC) that essentially puts them “In Business For Themselves but NOT By Themselves.” Utilizing Au Courant’s “Franchise Format Systems and Technology”, these leaders build their TPC utilizing a three pronged strategy including:

 

  • Au Courant’s Agent Partner Program – “Retail” or “Traditional” sales and marketing has undergone a dramatic change in the last 24 months. The upheaval of the real estate lending market and mortgage crisis have caused many agents to seek “greener pastures” in other careers as they’ve not been able to adapt.

 

Au Courant has created a program that allows these licensed but inactive agents to continue to generate real estate income through Au Courant’s Agent Partner Program. This program provides agents the ability to maintain minimal DRE requirements for license activation yet sustain income via Au Courant’s in house Referral Partners. Using this agent support service, licensed agents can refer clients to an Au Courant Partner and share the income without having to maintain active status with local real estate boards.

 

  • Pre-Foreclosure and Short Sale Solutions – Undoubtedly the fastest growing segment of residential real estate, Au Courant’s partnership with Au Courant Transaction Management Solutions provides homeowners with workable solutions to their pre-foreclosure problems.

  • Through various marketing channels, Au Courant Real Estate Professionals identify and help struggling homeowners work out “Loss Mitigation Solutions” with their lenders including Loan Modifications, Forbearance Agreements, Repayment Plans and if necessary, a Short Sale of their property to minimize credit damage. Au Courant’s Certified Loss Mitigation Consultants, in conjunction with affiliated Financial and Tax Advisors work together to create a Personalized Financial Strategy for each client that not only serves as a “diagnostic tool” but provides the “financial roadmap” for success.

 REO / Bank Owned Home Solutions – The number of homes lost to foreclosure is unprecedented creating tremendous new challenges for lenders who find themselves having to take possession and manage foreclosed real estate holdings. Problems for these lenders include homeowner / tenant eviction, securing the property, repairs, sales and marketing.

Au Courant’s partnership with
Coastland Property Management, Orange Coast Title and Valleywide Escrow provide turn-key solutions for financial institutions who wish to minimize their losses and maximize efficient liquidation of these assets. Using state of the art web-based management tools, these lenders are able to obtain real time feedback and reporting of their assets under management.


COMMERCIAL SOLUTIONS

Au Courant’s Commercial division has a team of professionals who work with Financial Institutions, Investors, Owners and Developers to create commercial real estate solutions. Whether assisting an investor with a 1031 Exchange or working with owner / developers to create profitable properties, Au Courant’s Commercial Team has a unique understanding of its market and local real estate trends.

Au Courant’s team works with Lender Asset Managers to identify Bank Owned Properties or Projects In Default to identify the most effective liquidation strategy. As with our Residential Division.
